Secrets Of A Successful Real Estate Agent
Do you consider yourself a highly successful Real Estate Agent? Why or why not?
Are you trading time for money? Are you going from deal to deal just surviving and spending hours looking for your next buyer or seller?
The big secret of successful agents is that they have stopped trading time for money the way most agents continue to do.
If you are burning the candle at both ends, working 7 days a week, evenings and weekends, missing out on your children’s lives, not being home for dinner and being too tired to wash your face before you drop in your bed for 4 hours of sleep each night than you do not have a business, you have a JOB!
As long as you work like that there is ceiling placed on your head and you can not break through that ceiling. There is a limit to how much money you can ever make.
You either work so many hours to make the money you want to make but have no life or you don’t work all those hours and therefore you have a life but no money! Many Real Estate agents kill themselves slowly by working 80+ hour work weeks for very little compensation. They barely make enough money to survive.
According to the NAR, 80% of new agents never make it through five years. Too many agents discover that they are putting in way to much time to justify their pay.
If you keep doing what you are doing you will keep getting what you are getting.
Albert Einstein said that the definition of insanity is doing the same thing over and over again and expecting a different result!
All top agents who are successful and own their own business instead of their business owning them have learned how to leverage their time by automating as much as is possible, taking advantage of technology and delegating tasks that can be delegated.

You also have to distance yourself from all the naysayers, dreamstealers and the negative Nellies that are very abundant right now because they are not making any money in this market.

The press is not giving us any slack either. Every morning people are waking up to headlines and news stories about how bad the market it, the prices are dropping, sellers are not budging, buyers are fence sitting , yada, yada! The press is not your friend right now!
Figure out a way to put a spin on all of this bad press.
In my market the truth is that homes are still selling, people are still buying and loans are still closing. Those are facts.

What is coaching?
Every coach runs their coaching practice according to their beliefs about what is the best way to help facilitate their client.
Coaching is helping another to reach your goals through accountability. There are many different types of coaching available:
This is just a partial list of the different specializations that are out there.
It is said that every successful person has had a coach. You would not go out and play tennis in a competitive environment without a coach. All great athletes are coached. All great speakers are coached. All great successful business executives have been coached.
If an athlete getting ready for the Olympics believes that it is important to have a coach so should every person getting ready to reach the next level of their business success, the next big spiritual journey, the next big change in a career or personal life.
We can not all make the shift on our own. Most people do better when they hold themselves accountable to someone else. This someone else should not be your significant other, a sibling or parent as they can not hold you totally accountable without bias.
Sometimes the people closest to us are the ones who try to protect us and as a result become naysayers and dreamslayers. Most loved ones do not do this intentionally, nevertheless, it is quite damaging to your dreams and visions. When self doubt starts creeping in it is hard to persevere.
Friends and co workers are definitely not in your corner in supporting your dreams and goals because “ birds of a feather flock together” . They want you to stay where they are at!
It is a proven fact that in 5 years from today you will stay the same as you are except for the books you read and the people you meet. Over an average of 5 years your income will rise in direct proportion to those friends you are hanging out with. So if all your friends are making $30,000 a year, chances are, so will you!
In order to fly with the eagles you must change course and change the birds you are hanging out with. This is not to say to abandon all your friends if they are all making less than what your goal is to make. You will see that as you grow, your friends will change.
So it comes down to the best way to move to the next level of whatever part of your life you are wanting to change or improve is to hire a coach to help in that process. A coach will never laugh at your dreams, will never scoff at your goals, and never be afraid of losing a friend because you are their client.

What do you do with your stinkers? For Real Estate Agents
Do you feel intimidated or fearful that you won’t get the listing if you tell your client their house stinks like dog pee and no one is going to buy a house that stinks like dog pee? What about the house that has clutter all over the living room and there is no place to even sit down? Are you honest with your sellers and tell them the truth or do you sugar coat the truth and then end up with a horrid listing that is never going to sell in the condition that it is in?
I have been using home staging techniques to get our sellers’ homes in top condition without a lot of outlay of money upfront. I met with a home stager, Victoria, to find out more of her secrets on how she gets a home staged for optimum appeal. The seller can do very simple things like packing up all the clutter and getting rid of old and torn furniture.
Vacant homes can even be filled with rented furniture. Now for Real Estate Agents who do not have time for all this extra work on top of what all we are already doing finding a home stager you can build a relationship with and that home stager can help you sell you listings for top dollar.

Staging is the process of preparing any home for sale regardless of price or location. Home buyers are influenced by your home’s layout, furnishings or lack of furnishings, and accessories. Buyers only know what they see, not the way it is going to be. Your home needs to be inviting. The longer a buyer is in your home the more time they have to imagine themselves living there. But clutter, poorly arranged furniture and personal items can reduce your home’s appeal and have buyers running to see the next house.
Staging is not remodeling and is a minimal investment that can have huge payoffs. Statistics show that staged homes sell faster and for more money. The house that looks the best sells first. So beat out your competition by increasing your home’s appeal, stage it.
For Real Estate agents working in a tighter market this may help to sell your listings. The tighter the market the harder it is to sell the ugly and smelly houses! When the market is hot people buy anything they can get their hands on, like a feeding frenzy. But now the real estate market is tougher to deal with and the houses are sitting on the market longer and most of all the houses that are in tip top shape are going to sell before the smelly ones!

When you go on a listing appointment is your mind already made up as to how much your real estate fee is or are you letting the prospect control the appointment and tell you how much they are willing to pay you?
The first thing you need to do is establish respect. This is first done in your mind.
Whatever you believe on your subconscious level is what you will make happen in your life and business. Most people today suffer from feelings of unworthiness. Like attracts like. You will attract to you that which you are. You are like a magnet.
So the first thing you will need to ask yourself is; are you worth your real estate fee and do you believe you are worth your fee?
When you go into a listing presentation are you nervous, unprepared and unsure if you are going to get the listing? Are you sending off signals that you are desperate, that you need the money or that you are struggling with your bills? Are you concerned about what they may be thinking about you? All of the above are signals to alert the prospect the prospect to not respect you and your value. People run away or trample on people that send signals of desperation in any form.
If you are getting a lot of sellers telling you they do not want to pay you 6% real estate fee but instead will pay you 5% or 4% ; that is not the market, that is a response to what you are saying, doing and the energy you are sending.
This rarely comes up for me. When it does, I tell the prospect that I am worth my fee and that it is the fee that my business deserves. I explain how the fee is broken down so they understand more of how the real estate business works and they are then glad to pay my fee, especially when they see the results they get by using our services.

What are some ways that you can increase the value of your Services as a Real Estate Agent? Well, most people are going to say advertise more, do more image ads, get more credentials after your name, etc. That is all well intended but it is not going to create more value in your services as a Real Estate Agent in and of itself.
You must begin with yourself! If you are not spending one hour per day on your own self development it will not matter what you do on the outside. You must take time for yourself. If you are burning the candle at both ends juggling your business, family and social life you will burn out quickly. Taking care of yourself is the most important thing that you can do for your family, business and those you serve. As a Real Estate Agent you are being called upon to go above and beyond what is expected and what is expected is increasing each year. Your clients will respect you if you respect yourself. You can not give when you have nothing left to give!
