Our spring is gone! Where did it go? We enjoyed the most gorgeous and coolest spring all the way through the end of May. Now we are in June and here in Florida that means the hot and humid weather is back.

While in most places in the country people go outdoors in the summer it is the other way around here in Florida. We go outdoors in the fall, winter and spring! Summer is for indoors and air conditioning!

In spite of the heat coming on, I woke up this morning thinking how blessed I am to live on this beautiful blue planet, in this wonderful country of America. I love America. Each morning I count my blessings and think about what I am grateful for that day. It makes it a great way to start my day. Being in focus of your gratitude will bring richer blessings still. God is good to me and my family.

I enjoy the blessing of listening the birds chirping as I start each new day. What a miracle that is in and of itself! Just take a moment right now to ponder all your very many blessings. Savor the moment of gratitude. Carry it with you throughout your day.

My coaching practice is a huge blessing in my life. Helping others to see their greatness and facilitating my clients to reach beyond their perceived limits is so emotionally charging. I am so blessed with the gift of being able to help others.

I focus on helping Real Estate Agents but I have clients from all walks of life.

My business in Real Estate Sales and Coaching is mostly done through referrals.

Online Marketing For Real Estate Agents

One of my online colleagues, Jinger Jarret made a comment to me that Real Estate Agents lack behind in making use of good online marketing.

This is an understatement. With Real Estate being one of the most searched keywords in all the major search engines and with over 80% of all buyers starting their home search online it is amazing to see how few Real Estate Agents are making the most of this unlimited stream of income.

I have some tips throughout my blog to help you in this area.

This is our main home page. You will see our listings on the right with featured listings there. We have affiliate pages for home loans and house staging. The most important feature is the newsletter and the opt in forms on all the direct response pages.

We are very well known in our area so therefore we have my husband’s name as our domain name but for advertising to people who do not know us we use other domain names that we own. For instance when we market sellers we use the domain name;

This of course is for people who do not know us yet. The prospect who does not know us does not care about our name or who we are at first. It is all about what is in it for them. So we have domain names that have benefits to the prospect in them.

Now there are things that I like and I don’t like about our site. I am constantly working on improving our site and starting new sites with new themes and keyword related pages.

There also may be free websites that your MLS or Realtor Board offers. Check into all of those. Every little bit that you do will help in the long run.

Remember getting results from your online marketing takes longer than offline marketing and you need to develop patience for it, but let me tell you it is so worth the wait.

What you will see happening in the future is that you will get your leads online and transform those leads into clients resulting in much less time spent in getting leads than from the traditional methods. Online marketing does not replace your offline marketing. It is just an additional form of developing income.

What is coaching?

Every coach runs their coaching practice according to their beliefs about what is the best way to help facilitate their client.

Coaching is helping another to reach your goals through accountability. There are many different types of coaching available:


  • Career Coaching
  • Corporate Coaching
  • Business Coaching
  • Personal Coaching
  • Life Coaching
  • Relationship Coaching
  • Transitions Coaching
  • Spiritual Coaching
  • Abundance Coaching
  • Health Coaching

This is just a partial list of the different specializations that are out there.

It is said that every successful person has had a coach. You would not go out and play tennis in a competitive environment without a coach. All great athletes are coached. All great speakers are coached. All great successful business executives have been coached.

If an athlete getting ready for the Olympics believes that it is important to have a coach so should every person getting ready to reach the next level of their business success, the next big spiritual journey, the next big change in a career or personal life.

We can not all make the shift on our own. Most people do better when they hold themselves accountable to someone else. This someone else should not be your significant other, a sibling or parent as they can not hold you totally accountable without bias.

Sometimes the people closest to us are the ones who try to protect us and as a result become naysayers and dreamslayers. Most loved ones do not do this intentionally, nevertheless, it is quite damaging to your dreams and visions. When self doubt starts creeping in it is hard to persevere.

Friends and co workers are definitely not in your corner in supporting your dreams and goals because “ birds of a feather flock together” . They want you to stay where they are at!

It is a proven fact that in 5 years from today you will stay the same as you are except for the books you read and the people you meet. Over an average of 5 years your income will rise in direct proportion to those friends you are hanging out with. So if all your friends are making $30,000 a year, chances are, so will you!

In order to fly with the eagles you must change course and change the birds you are hanging out with. This is not to say to abandon all your friends if they are all making less than what your goal is to make. You will see that as you grow, your friends will change.

So it comes down to the best way to move to the next level of whatever part of your life you are wanting to change or improve is to hire a coach to help in that process. A coach will never laugh at your dreams, will never scoff at your goals, and never be afraid of losing a friend because you are their client.

Real Estate Agents- How is the Sub-Prime fallout affecting you in your market?

Wow! I was not even able to post on my blog this past week! We have had our hands full with the effects of New Century filing bankruptcy. This effected several deals we are working on so all of our waking hours were spend dealing with these issues and working to salvage our closings. So it made me wonder how is this affecting Real Estate agents in different markets around the country?

Please feel free to post your comments about how this is affecting your Real Estate business and how you are coping with it. What strategies are you implementing to overcome this obstacle? And how is this affecting your clients being able to get loans?

This is putting even our best credit scoring clients through the ringer if they have to go stated income on their loans! This is the worst that I have experienced in all the years I have been in the Real Estate business as a Real Estate agent.

I remember when Jimmy Carter was President and interest rates were totally out of control. Our clients were trying to buy homes at 20% and 21% interest rates. We were doing wrap around mortgages back in those days to be able to get homes sold and buyers moved into homes. Of course, in the wake of those high interests, assumable loans and wrap-arounds became nearly extinct. I weathered through those tough markets; I will weather through this one as well.

Real Estate agents bring so much value in times like these if they are keeping up with current events in the mortgage industry. When you understand how a loan is done, how underwriting works, what the industry is expecting; you are better equipped to counsel the distraught seller who is waiting for the closing only to find out he/she is being asked to sign another extension of the closing or the buyer who is being asked for the size of his/her pants and having the guidelines being changed on him/her from day to day! And believe me, these days I feel as though my counseling skills are being put to good use!

My advice is for you to find a good mortgage broker, hopefully one you are using as a referral for your clients, and ask him to mentor you in the process of getting a loan approved in today’s changing climate. This knowledge will empower as a Real Estate agent and put you ahead of other Real Estate Agents because if you do not how to help your buyers and sellers you will lose them!

Now that we have touched on the core keys that will help you increase your worth and value as a Real Estate Agent let’s move on to the topic of how you develop your Real Estate fee.

Let’s first recap on what we have learned so far.

  1. Make sure you work on yourself more than your business.
  2. Make sure you visualize the outcome you want to achieve.
  3. Make sure that you stick to your perceived value.
  4. Make sure you learn to ask the right questions.
  5. Make sure you are in the right frame of mind.
  6. Make sure you have established respect.

Of course in the course of being a Real Estate agent there is a lot more to this than what we have covered. My goal for this blog is to bring you good content that you can use each day in your business as a Real Estate agent and in your personal life. I am an active Real Estate agent and I have a lot of friends who are Real Estate agents and I work with them often. So I know from being in the field what things come up. One thing that is recurring over and over again is how hard Real Estate agents work and how little they are valued by the public. I know that NAR ® has a public awareness campaign going on to change the perceived public opinion of Real Estate agents. But that is going to take time and patience.

I like to work from the inner of our selves to the outer. In order to feel that you will get the real estate fee you are asking for; you must believe that you are worthy of it and that you deserve it from within, not paying attention to what anyone else perceives your value to be as a Real Estate agent.

I have a policy that the lowest fee I will accept is 6%. I know I have paid my dues, I have been in this business for over 25 years and I know what I am doing. I have confidence in my abilities to market my listings and negotiate contracts. When I go on a listing appointment or even get listings over the phone I have no wishy- washy type feelings regarding my worth and what I will work for. The other thing I take a lot of pride in is my fellow colleagues. I do not want to hurt someone else’s income by lowering mine. It is a universal thing, like Karma. I am ethical and run a principal based business.

When you are ready to walk away from a listing, the seller feels this is a serious business for you and he/she will feel your confidence and knowing that they always feel that you are worth what you are charging. There are many times where I have not even been asked how much I charge. When you give value that is over and above the client’s expectations than there is no question of how much you are going to charge. If your job is to make money for your client, than you deserve to have a percentage of the pie!

Increase The Value Of Your Services!

What are some ways that you can increase the value of your Services as a Real Estate Agent? Well, most people are going to say advertise more, do more image ads, get more credentials after your name, etc. That is all well intended but it is not going to create more value in your services as a Real Estate Agent in and of itself.

You must begin with yourself! If you are not spending one hour per day on your own self development it will not matter what you do on the outside. You must take time for yourself. If you are burning the candle at both ends juggling your business, family and social life you will burn out quickly. Taking care of yourself is the most important thing that you can do for your family, business and those you serve. As a Real Estate Agent you are being called upon to go above and beyond what is expected and what is expected is increasing each year. Your clients will respect you if you respect yourself. You can not give when you have nothing left to give!

Here are some ways that you can spend your one hour per day:

  • Meditate through Transcendental Meditation.
  • Meditate visually creating your perfect day.
  • Read books on self development. (see my profile of favorite books)
  • Listen to audios of Self development ( not Real Estate Trainings)
  • Watch the movie ‘The Secret’.
  • Read Scriptures and spend time in prayer
  • Read your affirmations
  • Write in your journal
  • Meditate on what you are Thankful for
  • Write down your dreams and goals
  • Take the Passion Test
  • Write down your Gratitudes daily
  • Make your vision board
